At the time of origination or purchase, each prospective loan goes through an underwriting evaluation, which you, as the investor, will have access to, so that you can make an informed decision. Some of the things that may be included in an investment package may consist of a Loan Application, Appraisal/Property Inspection Report, Preliminary Title Report, Credit Report, an exit strategy and any other relevant documents,. Following close of escrow, you will receive the following documents, the original Promissory Note, Deed of Trust securing the Note, Policy of Title Insurance guaranteeing Title, and Evidence of Fire Insurance Policy. All documents are issued, and/or recorded in your favor.
Please remember most of our loans are primarily equity-driven. Not all borrower documentation is independently verified.
You can go to the bulletin board on our website with Current Loans Available to see what is on offer. Keep in mind, few trust deeds make it to the website, as we do send emails or make calls to our investors when we start a loan process. Please let us know of your current investment requests by calling us or sending us emails whenever you have funds to invest or if your requirements change.
We are qualified, experienced and equipped to service your investments for a low monthly fee. However, we do not require that your loans be serviced through us. If you do choose California Home Loans to service your investments, we will take care of all servicing related tasks from start to finish.
